February is an eventful month for the Treasurer’s Office. Mohave County’s annual Tax Lien Sale is scheduled Feb. 1st through Feb. 17th. The auction will be hosted by Real Auction at https://mohave.arizonataxsale.com.

Tax Lien Sales allow others to pay delinquent taxes through the auction process in exchange for a tax lien. This process reduces the tax shift to those who do pay their property taxes.

The competitive process of online auctions often produces a reduced interest rate for the delinquent taxes owed, and yet the investor can earn a higher than market return on their investment with a small initial cost per parcel. Overall, the annual Tax Lien Sale benefits the county, our taxpayers and our investors.

It is important to know that a Tax Lien Sale is simply offering at public sale the opportunity for someone else to pay the delinquent property taxes on behalf of the property owner in exchange for a lien on the property. A Tax Lien Sale is NOT an outright sale of property.

If you are interested in purchasing property outright, the Tax DEED Sale is better suited to your needs. The Tax Deed Sale is an online auction with the highest bidder winning the property. The winning bidder will be provided a quit claim deed to legally transfer ownership.

The 2023 Tax Deed Sale will be introduced to the Board of Supervisors for approval on February 6th. Once approved, the auction will be scheduled for Feb. 27th through March 3rd. 800 parcels are slated for the Tax Deed Sale. If you want to participate, detailed information can be found on the Clerk of the Board’s website found by visiting www.mohave.gov.

As a reminder, the due date for the second installment of 2022 property taxes is March 1st and taxes will be delinquent after May 1st.

Our office is open from 8 a.m. to 5 p.m. Monday through Friday.

Property taxes may be paid online, by mail, in-person at the Kingman County Administration building or by phone by calling Point and Pay at (855) 814-6451.
